LOCAL CP12 CHECKS

Clear, organised gas-safety support for rental properties.

A CP12 is commonly used to refer to the Landlord Gas Safety Record issued after a Gas Safe registered engineer checks relevant landlord-provided gas appliances, flues and related fittings in a rental property.

We support private landlords, letting agents and property managers with annual renewals, pre-tenancy checks, tenant-access coordination and clear follow-up advice where a defect is identified.

Boiler service for rental property

CP12 AND BOILER SERVICING

Two different checks that landlords often arrange together.

A CP12 is a gas-safety check. A boiler service is maintenance focused on boiler condition, performance and reliability. They are not the same, but arranging both can be convenient.

PRE-TENANCY SUPPORT

Prepare the property before the next tenant moves in.

CP12 checks are useful before a new tenancy, after renovation, following an appliance replacement or during a tenant changeover.

IF A DEFECT IS FOUND

Clear advice on what happens next.

If an appliance, flue, fitting or related gas component is identified as unsafe, it may need to be repaired, isolated or replaced before it can be used again.

ANNUAL RENEWALS & RECORDS

Stay organised before the deadline arrives.

Landlords are responsible for arranging annual gas-safety checks for relevant landlord-provided gas appliances and flues. HSE guidance also requires keeping records for at least two years, giving existing tenants a copy within 28 days of the completed check, and giving new tenants a copy before they move in.

Progas can help you plan annual checks, coordinate tenant access, maintain clear booking communication and arrange follow-up work where needed.

TENANT ACCESS

Plan early and keep a clear record of contact attempts.

  • Contact the tenant well before the due date.
  • Offer reasonable appointment options.
  • Confirm access requests in writing.
  • Keep copies of messages and attempted appointments.
  • Explain that the check is for tenant safety.
  • Rebook promptly if an appointment is missed.
