Annual gas-safety checks and clear records for individual rental homes.
LANDLORD GAS SAFETY CERTIFICATE · CP12 · NOTTINGHAM
Progas Heating and Plumbing Services Ltd carries out landlord gas safety checks for rental properties across Nottingham. Our Gas Safe registered engineers inspect relevant gas appliances, flues and pipework, then provide a Landlord Gas Safety Record after the check.
LOCAL CP12 CHECKS
A CP12 is commonly used to refer to the Landlord Gas Safety Record issued after a Gas Safe registered engineer checks relevant landlord-provided gas appliances, flues and related fittings in a rental property.
We support private landlords, letting agents and property managers with annual renewals, pre-tenancy checks, tenant-access coordination and clear follow-up advice where a defect is identified.
WHO WE SUPPORT
Annual gas-safety checks and clear records for individual rental homes.
Organised booking support, tenant access and certificate records.
Practical coordination for multiple properties and renewal dates.
Gas-safety checks before new tenants move in.
WHAT THE SAFETY RECORD COVERS
The Landlord Gas Safety Record records the results of checks completed during the visit and highlights any safety-related defects or required action.
The property address and landlord or agent information.
The Gas Safe registered engineer’s details and the inspection date.
A description and location of relevant appliances or flues inspected.
Recorded results from the applicable gas-safety checks.
Any safety-related defect found and recommended or completed action.
A clear reference point for planning the next annual check.
WHAT MAY BE CHECKED
The exact scope depends on the landlord-provided installation and the property setup.
WHY THE CHECK MATTERS
Regular checks help identify unsafe landlord-provided gas appliances, flues and pipework.
Annual checks and organised records help landlords meet their ongoing responsibilities.
Issues can be identified before they become a larger repair or safety concern.
A properly completed record gives landlords and agents a clear reference after the visit.
CP12 AND BOILER SERVICING
A CP12 is a gas-safety check. A boiler service is maintenance focused on boiler condition, performance and reliability. They are not the same, but arranging both can be convenient.
PRE-TENANCY SUPPORT
CP12 checks are useful before a new tenancy, after renovation, following an appliance replacement or during a tenant changeover.
IF A DEFECT IS FOUND
If an appliance, flue, fitting or related gas component is identified as unsafe, it may need to be repaired, isolated or replaced before it can be used again.
ANNUAL RENEWALS & RECORDS
Landlords are responsible for arranging annual gas-safety checks for relevant landlord-provided gas appliances and flues. HSE guidance also requires keeping records for at least two years, giving existing tenants a copy within 28 days of the completed check, and giving new tenants a copy before they move in.
Progas can help you plan annual checks, coordinate tenant access, maintain clear booking communication and arrange follow-up work where needed.
TENANT ACCESS
Open doors and windows, avoid flames and electrical switches, leave the property if needed and call the National Gas Emergency Service on 0800 111 999. Follow-up gas work should only happen after the emergency situation has been made safe.

Share the property address, relevant appliances and any tenant-access requirements.
We arrange a suitable visit for a Gas Safe registered engineer.
