EMERGENCY BOILER HELP

When a boiler problem cannot wait.

A boiler breakdown can quickly mean a cold home, no hot water or a water leak. Progas can inspect urgent faults, identify the likely cause and advise on a safe repair.

WARNING SIGNS

Book a repair if you notice any of these.

01

Changing hot water

Your hot water repeatedly runs hot and cold, or does not reach temperature.

02

Pressure keeps falling

You need to keep topping up boiler pressure, or there are visible signs of water.

03

Unusual noises

Banging, clicking, whistling, gurgling or kettling sounds need investigating.

04

Repeated resets

The boiler locks out, displays an error code or switches itself off regularly.

05

Cold radiators

The boiler seems to run but rooms stay cold or radiators heat unevenly.

06

Leaks or smells

Water around the boiler, soot marks or an unusual smell should be checked promptly.

COMMON FAULTS

Boiler and heating problems we can investigate.

No heating

Cold radiators can be caused by controls, circulation, pressure, valves, pumps or wider heating-system faults.

No hot water

We check boiler controls, pressure, flow, diverter valves and relevant internal components.

Low pressure

Regular pressure loss can point to leaks, faulty valves, radiator issues or expansion-vessel problems.

Boiler leaks

Leaks may involve seals, pipework, valves or internal components and should be assessed quickly.

Error codes and lockouts

Fault codes offer a useful clue, but accurate repair starts with a proper inspection.

Controls and thermostats

A thermostat, programmer or zone valve fault can stop a heating system working correctly.

ALL DOMESTIC BOILER TYPES

Repairs for the system you have.

Different boiler systems develop different faults. We will assess your appliance and the heating system around it before recommending a repair.

Combi boilers

Heating and hot water from one unit. Common faults include flow issues, pressure loss, ignition and diverter-valve problems.

System boilers

These work with a cylinder and may need attention to controls, valves, circulation or boiler components.

Conventional boilers

Regular boilers work with tanks and a cylinder, so faults can involve pumps, pipework, controls or stored hot water.

REPAIR OR REPLACE?

Honest advice for the sensible option.

A repair may suit you if:

  • The boiler has otherwise been reliable
  • The fault is clear and repairable
  • Replacement parts are available
  • The cost is reasonable for the appliance age

Replacement may be better if:

  • The boiler breaks down repeatedly
  • Parts are hard to source
  • Repair costs are becoming high
  • The boiler is old or no longer meets your needs

We will explain the findings clearly. If a repair makes sense, we say so. If replacement is likely to offer better value, we will explain why.

LANDLORDS & AGENTS

Responsive support for rental properties.

A heating or hot-water failure can quickly affect tenants. Progas helps landlords and agents with boiler-fault diagnosis, repairs, pressure-loss issues, thermostat faults, annual servicing and CP12 gas-safety support.

We provide clear findings and practical follow-up recommendations, helping you respond efficiently to tenant reports.

BEFORE WE ARRIVE

Useful and safe checks you can make.

  • Note any error code showing on the boiler display.
  • Check whether heating, hot water or both have stopped.
  • Look for visible leaks around the boiler or nearby pipework.
  • Check that the thermostat display and controls have power.
  • Keep the area around the boiler clear for the engineer.
  • Do not remove the boiler casing or repeatedly reset the appliance.

THE REPAIR PROCESS

Accurate diagnosis before any repair work.

1

Tell us the symptoms

Describe the issue, error code, boiler make and whether you have heating or hot water.

2

Engineer inspection

We inspect the boiler, controls, pressure, response and visible signs of failure.

3

Clear diagnosis

We explain the likely cause in plain English and outline the appropriate repair.

4

Repair and test

Once agreed, we complete the work and test the boiler and heating system.

5

Aftercare advice

We explain what to monitor and whether servicing or further maintenance is recommended.

PREVENTION

Help reduce future boiler breakdowns.

Some faults happen without warning, but a few practical habits can reduce the risk of an avoidable repair.

REPAIR FAQs

Common boiler-repair questions

What should I do if my boiler breaks down?

Note any error code, check for visible leaks and identify whether heating, hot water or both have stopped. Contact a Gas Safe engineer. If you smell gas, call 0800 111 999 first.

Can you help if I have no heating or hot water?

Yes. We can inspect the boiler, pressure, controls, thermostat, radiators and wider heating system to identify the cause.

Why does my boiler keep losing pressure?

Pressure loss can be caused by leaks, valves, radiator problems or expansion-vessel issues. If it keeps happening, the system needs checking.

Is a leaking boiler dangerous?

A leaking boiler should be checked promptly. Turn it off if the leak is serious and contact an engineer for advice.

Is boiler repair the same as a boiler service?

No. A repair fixes an existing fault; a service is planned maintenance and safety checking.

Nine and a half hours, and what is off during each of them
